Sample Rental Application Process


After your client has viewed the property, and wishes to rent, please follow the instructions below:

Please review the sample lease with the prospective tenants.  Make notes of any questions they may have.  Below are some FAQ's about the Lease.

The application fee is $75 for the first adult, and $25 for each additional adult.  These fees are non-refundable, and allow us to run Credit, Criminal and Eviction History checks.  Payment should be by Money Order, or if emailing information, use PayPal to Bob@Bob-Campbell.com .  If there are specific credit issues that the tenants wish to review prior to the application - in order to avoid the application fee when they might be rejected due to a delinquincy / eviction, please call the Listing Agent to discuss.

Download the rental application and be sure to fill in all information, including Zip Codes.

A copy of the Driver's Licenses is required by our Credit Checking Agency, The National Association of International Landlords.  These do not fax well, so please scan.

Finally, you may deliver the application to the Listing Agent (call to meet in person), or the Broker's Office at 1046 W Busch Blvd, Suite 300, Tampa, FL 33612 (813) 933-1761.  Additionally, you may email to Bob@Bob-Campbell.com or fax the application to (206) 202-3029 and send payment via PayPal.

The Background Check is done online and then the owner is contacted to discuss any issues to approve or reject the application.  In many cases, we can provide an answer within a few hours.

 


FAQ for Leases


Here is a list of some Frequently Asked Questions regarding our standard lease form.

  1. The first page is an Invoice which is paid by Weichert, Realtors - Yates & Associates for the creation of the lease.  Tenant should ignore this page of the document.
  2. TERM OF LEASE paragraph discussed "if LANDLORD cannot deliver premises" - This is in case of prior tenant not moving out, or if other situations (weather for example).
  3. PRORATED RENT is calculated (ProRatedRent = Rent / DaysInMonth * ActualDaysPossession).
  4. ADVANCE RENT is usually not requested, except in the event of a poor Credit Report, and is requested at the option of the Owner.
  5. RENT is late after 5pm on the 5th day of rent being due (Usually the 5th of the month).
  6. MOLD ADDENDUM is required. The reason for this document is that in past cases in Florida, where the weather is moist and codusive to mold, tenants would not take care to prevent mold, then sue the LANDLORD because there is mold.

We prefer to have all rent due on the 1st of each month, this results in partial month's rent due for move-in dates other than the 1st.

We have other documents available to allow for Lease Guarantee by others, such as parents, in case of credit issues.

If your lease will be for more than one year, a witness will be required for all signatures.
