(Agents Only) - Placing an offer

Please follow the guidelines below for placing offers on properties.  If there are specific instructions for a lender, or a certain property, they will be noted below:

ALL PROPERTIES

• Documents such as Sellers Disclosure, Surveys, any required Addednums are included in the Mid-Florida Regional MLS as an Attachment for the property listing.  If you are not a user or MFR MLS, please contact the listing agent for the documents.
• All offers must include a pre-approval, or proof of funds.
• Escrow deposit: If to be held by Weichert, Realtors - Yates & Associates, please include a copy of your Agency with the check.

HOME SALE CONTINGENCY

• Corporate Relocation and Bank Owned homes will only consider a contingency if the home is already under contract / Pending.

BANK OWNED PROPERTIES

• Please use the As-Is addendum.
• Employees of the bank which owns the property are not allowed to purchase the property.
• The bank / seller normally requires a pre-approval from their own lender.  Buyer is not required to use this lender.  Please see the MORTGAGE page for a list of lenders.
• Please allow 3 business days for a response from the bank on your offer.
• When the bank accepts the offer in their system, they may provide additional documents to be signed.  The contract is deemed accepted at this point, and no other offers processed, as long as the additional paperwork is completed and uploaded on-time.  Buyer may begin inspections once they have been notified that the offer is accepted in the bank's system.

CORPORATE RELOCATION

• When your offer is submitted, negotiations take place with the seller, but the seller does not sign the offer.  Once agreement is reached, the offer is sent to the relocation company, and it takes them 2 - 4 days to sign and return the executed contract.  Buyer should wait for the executed contract before performing inspections, etc.

SHORT SALES

• Must include the FAR Short Sale addendum, and check box 1.
• All offers are submitted to the lender for their approval.  Approval may take 45 days.
• Escrow deposit is not required until the lender approves an offer.
