Home defects to watch for
|
|
No home is flawless, but certain physical problems can be expensive. Watch for: - Water leaks. Look for stains on ceilings and near the baseboards, especially in basements or attics.
- Shifting foundations. Look for large cracks along the home´s foundation.
- Drainage. Look for standing water, either around the foundation of the home of in the yard.
- Termites. Look for weakened or grooved wood, especially near ground level.
- Worn roofs. Look for broken or missing copings and buckled shingles as well as water spots on ceilings.
- Inadequate wiring. Look for antiquated fuse boxes, extension cords (indicating insufficient outlets), and outlets without a place to plug in the grounding prong.
- Plumbing problems. Very low water pressure, banging in pipes.

Termite Inspection Companies

|
Even if you are buying a block home, you will want to have a Wood Destroying Organism Inspection (WDO) done to ensure the home you are buying is not have serious wood damage from insects. Additionally, many lenders require a clean WDO report before releasing funds for the closing.
As a general rule of thumb, most lenders want the WDO within 30 days of the closing. If possible, try to schedule the general home inspection and the WDO at the same time, for convenience.

Pool Inspection Companies

When buying and inspecting a home, don't forget to inspect the pool. A leaky pool can be quite costly. When buying a pool home, your inspector will review the pump and other equipment too. A little extra money spent on the pool inspection can save you alot more money if there are problems!
